Rubber alone leaves the slab exposed
Interlocking rubber tiles or rolled matting sit on top of the concrete without sealing it. Sweat runs off equipment, finds the seams, and reaches the slab, where it soaks in and stays because there is no airflow underneath. That is where home gym smell comes from, and it is why rubber matting in a below-grade room often lifts to reveal a damp, discoloured slab a couple of years in.
What the coating adds
A coated slab is a sealed, non-porous, washable surface. Anything that gets under the rubber runs across the coating rather than into the concrete, and lifting a mat to mop underneath takes ten minutes rather than being a problem you cannot solve. It also stops concrete dusting, which is the invisible reason a lot of unfinished garage gyms leave a fine grey film on everything in the room.
Rubber only where it is needed
Once the floor is coated it is a finished floor, so matting becomes a zoning decision rather than a floor covering. Most home gyms need real rubber under a platform or a rack and nothing at all under a treadmill or a bench. That usually means half the rubber, laid where dropped plates actually land, and a clean coated floor everywhere else, which is both cheaper and far easier to keep.
Getting the sequence right
Coat first, then build the gym. Retrofitting a coating into a finished gym means moving racks, platforms and equipment out for two days and back in after cure, which is the whole job again in labour. If a gym is planned for a garage or a basement, the floor is the first trade in and the equipment is the last. Full cure before heavy equipment goes back is about three days, and seven for full chemical resistance.
