Commercial Kitchen Flooring Requirements in BC

Smooth, non-absorbent, durable, cleanable and coved. Four of those five are easy. The coving is where tile floors lose.

What the Requirement Actually Says

BC health regulations require floors in food-preparation areas to be constructed of smooth, non-absorbent, durable material that is easily cleanable, and to be coved at the junction with walls. Those words are doing a lot of work. "Non-absorbent" rules out anything porous. "Easily cleanable" is where grout lines become a problem. And coving is a physical detail that has to be built, not applied later.

Why Seamless Resin Passes Easily

A quartz broadcast or urethane cement floor is a single monolithic surface with no joints. It turns up the wall as an integral 4-6 inch resin cove, so there is no floor-to-wall junction at all. No silicone bead to fail, nowhere for grease to collect. Drains are dressed in with proper fall and terminated into the drain body. This is the detailing inspectors specifically look for.

Where Tile Struggles

Quarry tile is durable and has been the traditional kitchen floor for decades. The problem is grout: it is porous, it cracks, it harbours bacteria and grease, and it needs ongoing sealing that in practice never happens. Most tile kitchen floors we replace are being replaced because of the grout, not the tile.

Thermal Shock and the Dish Pit

The hardest zone in any kitchen is the dish pit, where 80°C water hits a 15°C slab daily. Standard epoxy has a coefficient of thermal expansion far from concrete's, and repeated cycling eventually breaks the bond. Urethane cement is formulated with a much closer expansion rate and is the correct product wherever boiling liquid or steam cleaning is routine. We frequently spec urethane cement in the dish pit and quartz elsewhere, tied together at a saw-cut line.

Slip Resistance in a Greasy Room

A kitchen floor is wet and greasy simultaneously, which is a harder slip problem than water alone. Grip comes from aggregate size and how much topcoat is flooded back in, heavier texture at the line and dish pit where grip matters most, smoother in prep and walk-in areas where cleanability matters more. It is tuned zone by zone, not applied uniformly.

Installing Without Closing

Most kitchen floors go in overnight or over a Sunday-to-Monday close. Demo, blast, build, cove and back in service inside 24-36 hours is a normal schedule for a smaller kitchen. Larger kitchens get phased by zone so the line keeps running while the prep area is done.
