How to Read These Numbers
Every range below is all-in installed pricing including prep, repair, materials and labour. Where a job lands within a range comes down to four things: total area (bigger is cheaper per square foot), slab condition, whether there is an existing coating to remove, and moisture readings. Two identical-looking garages can be $1,500 apart for reasons that are entirely under the concrete.
The Two Add-Ons That Move Quotes Most
Coating removal adds $1-$3 per square foot, because grinding through a partially bonded film is slower and harder on tooling than grinding bare concrete. Moisture mitigation adds $2-$4, because it is an extra 100% solids product applied in two coats before the real system starts. Neither is optional when it applies, and both should be on the written quote as a line rather than buried.
Why Small Jobs Cost More per Square Foot
Mobilising a crew, a truck, grinders, extractors and product costs roughly the same for 200 sq ft as for 2,000. On a small floor that fixed cost is spread across very little area, so the per-square-foot number goes up. This is why a single garage prices at $9-$12 while a 1,500 sq ft shop prices at $7-$9 for the same system.
Where Cheap Quotes Save the Money
Below the ranges here, something has been removed. The usual candidates, in order of frequency: acid etching instead of diamond grinding, partial flake broadcast instead of full rejection, one topcoat instead of two, water-based low-solids epoxy instead of 100% solids, and no moisture test at all. Each is a real saving and each shortens the life of the floor.
Getting an Accurate Number
The calculator on this site uses these same ranges and lets you adjust for slab condition, removal and moisture. It will get you within a reasonable band. An exact number needs a site visit. A moisture reading and a look at the slab is fifteen minutes, and it is the difference between a range and a fixed price we will commit to in writing.
