Builders say 28 days. The coating only cares about one thing: how much water is still leaving the slab. What the 28-day rule actually means and when it is wrong in both directions.
Where the 28-Day Number Comes From
Concrete reaches about three-quarters of its design strength at 28 days, which is why every spec sheet in the industry quotes it. For a coating, strength is only half the story. The other half is water: a fresh 500-square-foot pour holds a couple hundred litres of mix water that did not react with cement, and all of it has to leave through the surface you want to coat.
What Happens If You Coat Too Early
Epoxy over a slab that is still releasing water fails from below. Vapour pressure builds under the film, and the result is blistering, milky patches, or sheets of coating that peel with the concrete's surface skin attached. It is the most expensive category of failure we get called to fix, because the cure is grinding everything off and starting again after the wait that should have happened the first time.
The Calendar Lies in Both Directions
A slab poured in July inside a framed, ventilated Okanagan garage can test dry at day 30. The same pour in November, in an unheated shell with the overhead door not yet hung, can still be too wet in February. Mix design matters too: pours with extra water for workability, or slabs cured under plastic sheeting, hold moisture far longer than the textbook says. This is why we test instead of counting days.
How We Actually Decide
Two checks, both cheap compared to a failure. A calcium chloride or RH probe test puts a number on moisture leaving the slab: under 4% content, or below 75-80% internal relative humidity, coats safely with standard systems. And a simple taped-plastic test overnight tells you quickly if the slab is nowhere near ready: condensation under the sheet in the morning means wait. If a schedule genuinely cannot wait, a moisture-tolerant epoxy primer bridges slabs that test marginal, at an added $1-$2 per square foot.
New Concrete Still Needs Grinding
A new pour arrives with two things a coating cannot bond through: curing compound sprayed on by the finishing crew, and a hard steel-trowelled cap that is nearly polish-smooth. Both come off with diamond grinding, the same prep an old floor gets. "It's brand new, it just needs a quick clean" is the assumption behind most peeling new-build garage floors in the valley.
The New-Build Playbook
If you are building: pour early in the schedule, keep the garage ventilated, and book the floor for four to eight weeks after the pour with a moisture test the week before. Coating before move-in is the cheapest it will ever be: the garage is empty, other trades are gone, and the floor is protected before the first winter instead of after it.
