Phasing is the whole strategy
Rather than treating the floor as one job, it gets divided into zones that can be isolated, worked and returned. Aisle by aisle in a warehouse, half a kitchen at a time either side of a saw-cut line, one wing of a corridor. Each zone is a complete floor in itself with a proper termination at the boundary, so there is never a raw edge left in service. Planning those boundaries is a joint exercise with whoever runs the building.
Dust containment
Grinding is the disruptive part, and it is entirely manageable. Zip-wall hoarding with taped seams isolates the area, grinders run under HEPA extraction at the source, and an air scrubber holds the zone under slight negative pressure so any dust that escapes containment moves inward rather than into the occupied space. Done properly, a business two metres away notices the noise and not the dust.
Choosing the product for the schedule
Polyaspartic exists for exactly this. A full polyaspartic build goes down and takes foot traffic in a few hours and vehicle traffic the next day, which turns a three day zone into an overnight one. It costs more per square foot than an epoxy build and it is almost always the cheaper option overall in an occupied building, because the real cost is the disruption rather than the material.
The conversation before the quote
For occupied work we want to walk the building with the person who actually runs it, not just the person signing the quote. What times the floor is genuinely free, where the forklift has to get to at 6am, which zone cannot be closed on a delivery day. That hour shapes the phasing plan and it is what makes the difference between a job that works around the business and a job the business has to work around.
