One is a coating on your slab. The other is your slab. That single distinction drives almost every difference that matters.
The Core Difference
Epoxy is a film applied to concrete. Polished concrete is the concrete itself, refined through progressively finer diamond abrasives and chemically hardened with a lithium densifier. That single distinction explains nearly every practical difference: a coating can delaminate and a polish cannot, but a coating can be any colour and hide any defect, and a polish shows you exactly what was poured.
Cost Over Twenty Years
Up front they overlap, polishing runs $6-$14 per square foot and epoxy $8-$18. Over twenty years they separate. A polished floor needs a burnish and re-guard visit every five to ten years in heavy traffic, which is a fraction of a re-coat. An epoxy floor in commercial traffic will want a fresh topcoat around the ten-year mark, which means closing the space and paying for surface prep again.
When Polished Concrete Wins
When the existing slab is sound, reasonably flat and well poured. When the space is large enough that maintenance cost matters, warehouses, retail, restaurants. When you want a floor with no failure mode. When forklift traffic would eventually wear through a coating anyway. And when you like the honest, variable look of real concrete.
When Epoxy Wins
When the slab is patched, cracked, stained or was poorly poured. A coating covers all of that and a polish exposes it. When you need a specific colour, a brand palette or safety zoning. When chemical resistance matters, as in a workshop or commercial kitchen. And when you want texture for slip resistance, which a broadcast system provides and a polish does not.
The Slab Decides More Than You Do
This is the part most comparison articles skip. A slab that has been used as a construction floor for a year, trenched for services, or poured with an inconsistent mix will polish badly and unevenly. Every bit of that history shows. We test-grind a one-metre patch before recommending a polish, precisely so nobody finds out the hard way after the whole floor is committed.
What About Grind and Seal?
There is a middle option people rarely hear about: grind the slab, then apply a penetrating or thin topical sealer rather than a full polish or a full coating. It costs less than both, looks similar to a low-gloss polish for a few years, and is honest value for a garage or shop. It does not have the depth or lifespan of true mechanical polishing, and it should not be sold as polished concrete.
