The slab is warm, the humidity is low, and the first road salt is ten weeks away. The case for booking a garage floor in September instead of waiting for spring.
The Slab Is as Warm as It Will Ever Be
Coatings cure by chemistry, and chemistry runs on the temperature of the concrete, not the air. After a full Okanagan summer, a garage slab holds 15-25°C well into October, which is the centre of the cure window for every system we install. Come March that same slab is still shedding winter cold and sits near 5°C for weeks, slowing epoxy cure from hours to days and pushing thin spots and amine blush into the risk column.
Fall Air Is Dry Air
September and October are the driest months of the Okanagan year, and dry matters twice. Low humidity keeps condensation off the slab overnight, and a slab that spent the summer baking has had months to release moisture from the pour or the spring melt. The moisture test we run before every job passes more often, and with better margins, in fall than in any other season.
The Salt Clock Starts in November
The first sanding trucks are out on the connector by early November, and from then until April every vehicle drags a slush of road salt and grit onto the garage floor. Salt is the single biggest killer of bare Okanagan garage slabs. A floor coated in September has a fully cured, chemically sealed surface before the first crystal lands; a floor booked "in the spring" eats one more winter of chloride first.
You Can Actually Empty the Garage
A coating job needs the garage empty for three to five days. In September you can stage the contents on the driveway under a tarp and nothing freezes, warps or gets snowed on. Nobody enjoys doing that in January, and in a wet March everything you own sits in the rain. It is a small logistical point that decides more booking dates than the chemistry does.
Fall Books Shorter Than Spring
Every contractor in the valley takes a wave of calls in April from homeowners who spent the winter looking at a salt-stained floor. Spring lead times stretch to six or eight weeks at exactly the moment the slab is at its coldest and wettest. September and October dates book one to three weeks out, and the install lands in better conditions when it does.
What a Fall Install Looks Like
Day one is grinding and any crack or spall repair; day two is base coat and flake broadcast; day three is scrape and topcoat. Polyaspartic systems hand the garage back to foot traffic the next morning and to the car in two to three days; epoxy wants a week before parking on it. Book in September and the floor has months of full cure behind it before it sees its first salty snowmelt.
