What actually matters here
Hot Tire Pickup Is the Real Test
A tire that has been on the highway comes home soft and hot, and it plasticizes cheap coatings, when you back out the next morning, the coating comes with the tire in a perfect tread pattern. This is the single most common garage floor failure and it is caused by low-solids product, thin build, or an unground slab. A properly ground, 25-35 mil system with a polyaspartic topcoat does not do it.
Road Salt and Winter Chemicals
Okanagan winters mean brine and magnesium chloride dragged into the garage on every wheel well. On bare concrete that soaks in, drives freeze-thaw damage inside the slab, and spalls the surface. A sealed floor stops the salt at the surface where it mops off, coating a garage is genuinely slab protection, not just decoration.
The Slope and the Drain
Most garages slope toward the door and some have a centre drain. Slope matters for self-levelling systems like metallic, which will migrate downhill while curing. Flake and polyaspartic builds handle slope without complaint. If your garage has a drain we detail into it rather than coating over the edge.
Coving the Wall Junction
We turn the coating 4-6 inches up the wall where it makes sense, which kills the dirt line at the base of the drywall and makes the floor washable right into the corner. In finished garages people usually want it; in unfinished ones it is optional.

A full-broadcast flake epoxy with a UV-stable polyaspartic topcoat, over diamond-ground concrete. It handles hot tires, road salt and impact, hides dirt, stays slip-resistant as it wears, and can be spot-repaired invisibly. Expect $8-$12 per square foot installed and 15-20 years of service.
How much does it cost to coat a 2-car garage in Kelowna?
A standard 2-car garage is roughly 400-600 sq ft, so $4,000-$6,000 for a full flake system with polyaspartic topcoat. A single garage runs $2,000-$3,000, and a three-car or shop garage typically prices lower per square foot at $7-$9.
Are DIY garage floor kits worth it?
No. Hardware-store kits are 40-50% solids water-based epoxy applied over acid etch, which produces a film about a tenth as thick as a professional system on a surface that was never properly opened. They typically lift under hot tires within one or two seasons, and removing the failed coating costs more than doing it right the first time.
How long before I can park on my new garage floor?
72 hours for a standard epoxy-base system, 24 hours for a full polyaspartic build. You can walk on both after roughly 24 hours and 6 hours respectively. Parking early is the fastest way to print tire marks into a floor that has not finished cross-linking.
