Agricultural buildings run two completely different floor problems in the same yard. The equipment side is about point loads, hydraulic oil and diesel over slabs poured decades ago with no thought of a coating. The food side, dairy parlours, cheese rooms, packing lines, is an inspection floor with a chemical specification. Quoting them the same way is how a farm ends up with an expensive floor in the wrong building.

What actually matters here
Farm Slabs Are Rougher Than Anything Else We Coat
Agricultural concrete is usually thick, structurally excellent and dimensionally rough: hand floated rather than power trowelled, frequently poured in stages with a cold joint through the middle, and often with no control joints at all so the shrinkage cracking went wherever it wanted. That means more grinding and more levelling than the same square footage in a subdivision garage, and it means every crack gets chased and filled with rigid polyurea before anything goes over it. A quote that does not carry those lines has not looked at the floor.
Silage, Manure and Milk Are All Acids
The chemistry that damages farm concrete is organic acid: silage effluent, manure, and lactic acid from milk. All three open the cement paste and take it away over years, which is why feed alleys and wash areas end up with exposed aggregate while the rest of the slab is untouched. In a coated room the answer is a topcoat rated for the specific exposure. On bare concrete, the damage is shallow and grinds back to sound material, which is usually a repair rather than a replacement.
Point Loads, Not Vehicle Weights
A tractor spread over its tires is nothing. The same tractor on a jack stand, or an implement resting on two steel feet, concentrates several tonnes into a few square centimetres. That number is what sets the film build, and it is why a decorative residential system in an equipment shop punches through in the first season. We ask what the heaviest single point load in the building is and specify from that, which is usually the jack rather than the machine.
Inspection Rooms Are a Different Specification
Anywhere a food product is handled, the floor becomes an inspection surface: seamless, non-porous, coved at every wall so there is no floor-to-wall joint, fallen to drain, and slip-rated for wet work. That is a coved double-broadcast quartz or a urethane cement build, and it is materially more expensive than an equipment shop floor because of the perimeter and drainage detailing rather than the field of the floor. Running one product through the whole farm is the most common expensive mistake here.
Scheduling Around the Season
There is no point quoting a packing house floor in September or a dairy floor during the wrong week of the month. Agricultural work gets booked into the gaps the operation actually has: equipment shops in the winter when the machinery is out, packing and processing floors between seasons, dairy rooms phased so milking is never interrupted. We plan the phasing with whoever runs the operation, and we would rather move a date than work around a harvest.

What flooring does a dairy or milk room need in BC?
A seamless, coved, slip-rated system rated for lactic acid and hot caustic cleaning: in practice a double-broadcast quartz build or urethane cement at $12 to $18 per square foot, falling to drains with no floor-to-wall joint. A general-purpose epoxy in a milk room fails within a few seasons because lactic acid attacks the clear coat steadily.
Can you coat an old farm slab with cracks in it?
Yes, once the cracks are treated. Each one is chased out to a V, vacuumed and filled with a rigid polyurea that transfers load across the crack rather than a flexible caulk that only hides it. Coating over an untreated shrinkage crack reproduces it in the new surface, usually within the first winter.
Is a coating worth it in a hay or implement shed?
Often not, and we will say so. Where the floor only needs to stop dusting and be sweepable, grinding and applying a lithium densifier costs a fraction of a coating and does exactly that job. Save the coating budget for the equipment bay and the wash-down rooms, where it earns its cost.
Will an epoxy floor handle a tractor or a skid steer?
A high-build industrial system over a sound slab, yes. Rubber tires and tracks are not the issue. What the specification has to answer is the point load from a jack stand or an equipment foot, and steel tracks set down hard, both of which concentrate several tonnes into a very small area.
